Current Mortgage Rates Explained: What UK Homeowners Need to Know Now

Q: Craig, Rates don’t seem to be dropping as quickly as we expected or hoped?
A: That’s a fair observation, with the Bank of England Base Rate being reduced for the 3rd time in 6 months a lot of consumers expected to see more attractive rates on offer. Your perception of the rates being offered may well be effected by how long ago you last tied into your current deal. If you fixed 5 years ago the chances are your rate is significantly lower now that what it will be when that deal expires. On the other hand if you fixed 2 years ago you’ve already had that payment shock and may well see a slight monthly saving on your next deal.

Q: So, why are rates coming down slowly?
A: A couple of main reasons, firstly inflation. There is a fear that by bringing rates down quickly more people will have excess money to spend & in turn prices of everyday items tend to increase. Secondly, Swap rates. How often do you hear about swap rates in the news? I’m actively looking for it and rarely spot a conversation on “Swaps”. These Swap rates are more closely aligned with the rates that we receive as consumers. Of late Swap rates haven’t reduced as significantly as the base rate and so the rates we receive have been fairly stable.

Q: What should I expect in the coming weeks/months?
A: In short, small reductions in rates being offered that won’t be as steep and severe as the increases we experienced during 2022 & 2023. Many economists are predicting a Base rate of 4% come the end of the year.

Q: What changes have you noticed in your customers finances over the last couple of years?
A: For such a long time so many of us benefitted from the extraordinarily low interest rates on offer, not just for mortgages. Most types of personal debts came with very low interest attached. Now that rates are significantly higher than the 1.something% deals we were receiving many homeowners have had to adjust their budgets whether than be downgrading the car or cutting down on luxury items most of us have had some hard choices to make.

Q: My mortgage rate is due to expire in 6 months, what should I do?
A: My advice would be to seek help from an experienced mortgage adviser.

Currently, I’m advising my clients to secure a new deal as soon as they get into the last 6 months. If and when rates offered reduce we can amend the product to ensure the lower rate is locked in, we can do this as many times as we need to. It also ensures that if rates take an unexpected turn for the worse you’re protected.

Q: Craig, give us a closing bit of advice, how do we ensure we can get the best mortgage deal available for our circumstance?
A: Be prepared for a mortgage lender looking at your finances. Make sure that you’re staying within the boundaries of your overdraft, make sure that your credit card is always paid on time and not you’re not relying on debt to get you by month to month.
